These terms govern your use of AkiyaCheck. By using the service you agree to them. AkiyaCheck is operated under the name “AkiyaCheck” and can be reached at [email protected].

1. What AkiyaCheck is — and is not

AkiyaCheck provides algorithmic legal, zoning and cost screening of Japanese real estate listings based on public information, Japan’s Building Standards Act and the City Planning Act. It is a screening tool only. We are not a licensed real estate broker (宅地建物取引業者), land surveyor, judicial scrivener or administrative attorney, and nothing in a report is legal advice. The final authority on whether a plot can be rebuilt is the municipality’s building guidance desk (建築指導課). Always verify report findings directly with the municipality before signing any purchase contract.

2. Accuracy of reports

Reports are generated automatically from listing data and public sources, which may be incomplete, outdated or wrong. A favourable report is not a guarantee that a property is rebuildable or a good purchase, and an unfavourable one may reflect missing data rather than an actual defect. You are responsible for your own due diligence and purchase decisions.

3. Accounts

You need an account to unlock and save full reports. You are responsible for keeping your sign-in credentials confidential and for activity under your account. Anonymous visitors may run a limited number of free checks per day.

4. Payments, credits and passes

  • All prices are in US dollars and processed by Stripe.
  • Single Report and House Hunter Pass credits never expire.
  • Unlimited Scout is a 30-day pass; it unlocks reports without spending credits for 30 days from purchase (or from the end of your current pass if renewed early).
  • Credits and passes are tied to your account and are not transferable.

5. Acceptable use

You may not scrape the service at scale, circumvent the paywall or bot protections, resell reports as your own professional advice, or use the service for anything unlawful. We may suspend accounts that abuse the service.

6. Limitation of liability

To the maximum extent permitted by law, AkiyaCheck is not liable for any loss arising from a property purchase or decision made in reliance on a report — including losses from unbuildable land, undisclosed defects, cost overruns or transaction failures. Our total liability is limited to the amount you paid us in the 12 months before the claim.

7. Changes to the service or terms

We may improve, change or discontinue features at any time. If these terms change, the updated date above will reflect it and material changes will be announced on the site. Continued use after a change means you accept the new terms.
